Also if you have a landlady/lord you either call them by their first name, i.e. Kate or by their last name, i.e. Ms./Mrs. Smith, the only time you refer to them as landlady/lord is when you interduce them to say a friend, i.e. this is my landlady Kate or Mrs./Ms. Smith, you do not keep call them landlady/lord when you talk to them.
